The Workforce Housing Overlay District shall be limited to property in areas of the city in which increased density of residential development is consistent with the Comprehensive Plan, including
Strategic Growth Areas (SGA). Only SGA 1 through 5 is considered appropriate for new residential development.
No property in the R-10 through R-40 Residential Districts shall be included within the Workforce Housing Overlay District. However, the property can be rezoned to a classification that allows for workforce housing. For example, R-15 could be rezoned to A-12 with a Workforce Housing Overlay (the designation would be A-12(WF)).
No property within any accident potential zone or noise zone of 65-70 dB DNL (decibel day-night average sound level) or greater shall be included within the Workforce Housing Overlay District.
